We perform what is called a Comparative Market Analysis, or CMA for short.
A CMA is the best method for homeowners/sellers to know their homes current value based on an in-depth analysis of your local market and properties sold in and around your neighborhood that are similar to yours.
How is a CMA prepared? The agent will walk through your home and then research information about comparable properties in the area, including those that have sold in the past 12 months, active listings, pending sales and expired listings. It is based on this information that your agent can then suggest a probable selling price. Sometimes there isn’t an exact figure but a range because your market could be unique – this is particularly true if your neighborhood and the surrounding area is made up of many custom homes of various ages, sizes, styles and conditions.
The CMA you receive as a seller is a report which gives you information about your home, comparable properties that were used for the report and usually a summary of what the agent thinks are the selling points for your home. Remember a CMA is not an appraisal, but is an evaluation performed by your agent based on their local market knowledge, comparable property sales and their professional opinion.
